Commercial-grade asphalt emulsion
We use coal-tar-free polymer-modified emulsion sealers — environmentally responsible, fuel-resistant, and rated for heavy southern UV. Two coats applied properly, not one rushed pass.
Crack-seal first, always
Sealcoat is not crack filler. We crack-seal everything wider than 1/8" before we ever open a can of sealer. Skipping this step is the #1 reason sealcoats fail early.
Proper surface prep
Power-blow, edge-trim, oil-spot prime, and clean. The seal will only stick to a clean surface — and Huntsville's pollen and red clay get into everything.
Squeegee + spray application
First coat squeegeed for deep penetration into the surface texture. Second coat spray-applied for uniform finish. The result: a deep, jet-black surface that lasts.
Fresh striping included
For commercial lots we restripe with high-quality traffic paint after the sealer cures. Lines crisp, parking stalls clearly defined, ADA-compliant.

How often should I sealcoat in Huntsville?
Every 2–3 years for residential driveways, every 2 years for commercial lots with heavy traffic. The first sealcoat should go on a new driveway after 12 months — long enough for the asphalt oils to flash off, soon enough to protect the new surface from oxidation.
When's the best time of year to sealcoat?
April through early October. We need ambient temps above 55°F (and rising) for at least 8 hours after application, plus no rain in the forecast for 24 hours. Huntsville's spring and fall are ideal — summer works too if we beat the afternoon thunderstorms.
How long do I have to stay off it?
24 hours for foot traffic, 48 hours for vehicles. Hot, dry days cure faster; humid Huntsville summer days may need an extra few hours. We'll tell you exactly when you're cleared.
Will sealcoating fix my cracks?
No — and any contractor who says yes is selling you a future failure. Sealer is a thin liquid; cracks need hot-applied rubberized crack sealer first. Done in the right order, the combination stops water infiltration and dramatically extends pavement life.
Do you use coal tar or asphalt emulsion?
Asphalt emulsion only. Coal-tar sealers are restricted in many jurisdictions due to environmental concerns and aren't worth the risk. Modern polymer-modified asphalt emulsions perform as well or better.
